Housing

During the past twenty-five years, Wendell Davis has conducted, written or been responsible for more than 100 market studies, including Housing Market Analysis for the City of San Antonio, Texas, Housing Master Plan prepared for the City of San Antonio and Market Feasibility of Affordable Housing in San Antonio’s Inner City prepared for the San Antonio Housing Trust Foundation.

In order to stay on top of the housing market in San Antonio, SA Research and WDA conducted quarterly surveys of new home subdivisions since 1985. This data was compiled into quarterly Single Family Reports and a data base which we use in our consulting projects for housing market analysis. Historical single family data, along with demographic data obtained from the Environmental Systems Research Institute (ESRI), is used to project the demand for new single family homes by small area within the San Antonio/Bexar County metro area.

Market Analysis of City of San Antonio Housing Master Plan
This market analysis was prepared for the City of San Antonio, Texas, through J-QUAD & Associates, LTD. This research report provides comprehensive information on the supply of housing of all types and all price/value ranges in San Antonio and Bexar County by geographic area. Using analysis of demographics, the report provides projections for housing demand by price range and demand for multifamily housing/rental housing by geographic area.

Analysis of Home Ownership Potential
This analysis was prepared for Making Connections San Antonio, a project of the Annie E. Casey Foundation. The objective of this study was to determine the number of potential homebuyers, homebuyers for rehabilitated housing units and existing homeowners for rehabilitation loans. Also included was analysis of demographics and credit information of
households in the target area and an estimate of the propensity and financial capability of target area households to take on debt related to these types of housing.

Market Analysis for Redevelopment
The San Antonio Housing Authority commissioned this housing market analysis of its master plan for the Hope VI grant from the Department of Housing and Urban Development to the San Antonio Housing Authority. The housing project was planned for a mix of 60% private housing and 40% public housing of special groups of tenants. Objectives were to: 1) analyze economic and demographic trends; 2) identify demand for housing at market prices; 3) identify prospects for renters & buyers at market prices; 4) develop profiles of prospects to rent or buy and identify perceptions of the Spring view success potential; 5) identify attributes of the proposed project to attract buyers and renters; 6) identify attributes of the proposed project that could deter buyers and renters; and to 7) assess the impact of other competitive residential developments on the proposed project. Research methodology included focus groups, demographic analysis and competitive market analysis.

Economic Feasibility and Impact Study of Neighborhood Revitalization Project
Commissioned by the San Antonio Housing Authority this analysis was to estimate the impact of density reduction of the Mirasol Homes project on the surrounding neighborhood in two elementary school attendance areas. The report covered housing, business conditions, employment, educational institutions, socio-economic trends, health care, social services, safety and security, community amenities, transportation availability, infrastructure, and environment.

Market Analysis for Affordable Single Family Housing in the Inner City
The purpose study prepared for the San Antonio Housing Trust Foundation, Inc., was to identify the potential for developing single family lots and construction new single family homes for households in target income groups that could not compete for new homes at market prices. This analysis also included a report on San Antonio’s providers of affordable housing and a strategy for achieving the City’s affordable housing goals.

Neighborhood Revitalization Strategy
San Antonio Housing Trust Foundation, Inc. commissioned this study to revitalize the Sunny Slope neighborhood by taking advantage of new streets and drainage projects, more than 200 vacant lots and encouraging construction of new single family homes on those lots.

Market Analysis for an Affordable Showcase of Homes
For property located in the Edgewood ISD in west San Antonio, this report was prepared for the Greater San Antonio Builders Association to assist in planning and marketing of a 7-acre, 29 lot subdivision in partnership with the City of San Antonio Neighborhood Action Department.

Market Analysis for Affordable Rental Housing

New Home Subdivisons and Development Strategies

Rosillo Ranch includes a market analysis of the single family housing market within the east and south east market area of San Antonio, Texas. A significant result of the Rosillo Ranch project analysis included recommendations and detailed information to potentially interested investors. The report includes demographic analysis; housing market historical trends, analysis of competition and Rosillo Ranch competitive position within the market area. The study also includes consultant’s recommendations of actions necessary to reach the developer’s goals in terms of market absorption.

Stillwater Ranch. Shannon Livingston Companies engaged Wendell Davis to prepare a market analysis of Stillwater Ranch to better understand the single family housing market within the northwest San Antonio. In addition to an extensive analysis of the new home market, the study includes demographics, analysis of competitive communities and analysis of builders and their potential to absorb lots. Housing market historical trends and projections of absorption of new homes and lots by subdivision unit and lot size are part of the study. The final report also includes consultant’s recommendation to reach the Stillwater Ranch developer’s goals in terms of market absorption. An appendix incorporates documentation for utilities and entitlements related to the project.

Market Feasibility of Proposed Municipal Utility Districts
Denton Development engaged WDA to conduct a market analysis for establishment of municipal utility districts for the subdivision. The report included analysis of single family residential supply and demand with projections of housing over a 10+ year horizon.

Prepared for Hallmark Ghormley Development Company related to property that became Heritage Hills included projections of single family residential by price range for the San Antonio market area as well as the primary Universal City market area and potential for single family residential on the subject site.

Housing Trend Projections for School District Enrollment Projections
Wendell Davis prepared housing projections by small area have been prepared for North East ISD planning neighborhoods since 1986. The District’s enrollment projections are prepared using current inventory and projections of single-family and multi-family housing units for each NEISD planning Neighborhoods. Real Estate Market Research, Absorption and Feasibility Analysis
In response to the uncertainties of the rapidly changing real estate market, SA Research assists firms in decision-making processes of key market variables. Real Estate Market Analysis of Land Uses in La Cantera Mixed Use Development
This major report and analysis of residential and commercial land uses includes recommended pricing and phasing, competitive real estate market demand, and recommended Marketing Strategy. The report was prepared for a 1,200 acre tract in northwest San Antonio for La Cantera Development Company a subsidiary of USAA, San Antonio, Texas. In addition to the market analysis, Davis served on the committee to develop a set of sophisticated Restrictive Covenants and Design Guidelines. This comprehensive analysis was prepared for a 1500-acre development for La Cantera Development Company, subsidiary of USAA. The report also included a section recommending land pricing and phasing of the development assisted by a professional real estate appraiser. The Team considered two approaches to real estate demand:
1) Marketing Approach to Driving Demand.
2) Market Driven Demand Approach. Due to limited local and non-local market driven demand, the Marketing Approach was adopted. Land pricing was then based on this approach.

Mixed Use

City of San Antonio Council District 3 Library and Mixed-Use Development Plan
The City of San Antonio engaged Kell-Munoz Architects and Wendell Davis to prepare a mixed-use plan for the 25-acre Mission Drive-in property next to Mission San Jose. The primary use of the property would be approximately 4 acres to build the Council District 3 Branch library and consultants to determining the best uses for the remaining property and develop a master plan for the entire 25 acres. While Steve Tillotson of Kell-Munoz designed the library and prepared the master plan, Davis conducted research of case studies for similar mixed-use projects in the U.S., conducted a retail gap analysis, office market analysis, land values and attached residential market analysis and prepared demographics for the Trade Area. In order to implement the plan, the City created a Tax Increment Reinvestment Zone (TIRZ) to take advantage of incremental taxes from real property improvements within the zone and fund infrastructure and other costs for the 25-acre project. Davis identifies potential types of businesses and companies that would be suitable and successful at the site. Some common themes from more than 100 case studies of MXDs included: a Main Street, pedestrian-friendly, live-work concept, New Urbanism/TND, redevelopment and adaptive re-use.

Market Analysis for Corridor Revitalization
Selected to conduct the market study for the North East Corridor (NEC) Revitalization Initiative by the City of San Antonio Department of Planning and Community Development, WDA conducted extensive market analysis on retail and non-retail uses and recommendations for revitalization. Elements include Trade Area definition and characteristic; demographic profile, consumer income and spending profile and psycho-demographic profile. Also included are descriptions of retail and service businesses (“retail businesses”) in the NEC most likely to succeed; industries other than retail (“non-retail businesses”) that would be most likely to succeed, a description of current obstacles to development/redevelopment, and recommendations on steps that should be taken to improve the competitive position of the NEC and its marketability.
